Project Overview

The owners of a flat in Lynmouth, New Plymouth, reached out to the Oncore Owner Michelle Bowater because they needed a quick but complete renovation. It was not their home. It was an investment property they wanted to rent out. The main goal was simple: renovate the flat with good quality, cost-effective fixtures and fittings so it would attract better tenants and be rented out faster.

The flat was quite old, with most features still in place from the 1960s. The kitchen was worn out, the bathroom and laundry were outdated, and the flooring throughout had seen better days. The walls also needed a fresh coat of paint.

Design & Planning

The first step was to create a simple, smart plan that would use the available budget in the best way possible.

Kitchen Goals:

  • Replace the old kitchen with a new, functional one.
  • Add extra power points for convenience.
  • Install more cabinetry to increase storage space.
  • Move the oven to a better position to allow for more bench space.
  • Close off the old door that connected the kitchen to the bathroom so that the fridge could be positioned there instead.
  • Remove the old hot water cylinder from the kitchen to create additional cupboard space.

Bathroom & Laundry Goals:

  • Replace the shower, vanity, mirror, and towel rails with new, modern versions.
  • Replace the toilet.
  • Ensure everything is functional, easy to clean, and built to last.

Flooring Goals:

  • Install new carpet in the bedrooms and living room for a warm, comfortable feel.
  • Lay new vinyl flooring in the kitchen, bathroom/laundry, and toilet for easy maintenance and water resistance.

Painting Goals:

  • Prep and paint all walls, ceilings, trims, and doors in every room.
  • Use fresh, neutral colours to brighten the space and make it appealing to more tenants.

By planning these changes carefully, the Oncore team could improve both the look and the functionality of the flat without wasting time or money.

Project Execution

Once the plan was set, the Oncore team got to work. The old kitchen was removed and rebuilt with a better layout, extra cupboards, and a new spot for the oven. Closing off the old bathroom door made space for the fridge to fit neatly. 

The bathroom and laundry were updated with a new shower, vanity, mirror, towel rails, and a modern toilet. Soft carpet was added to the bedrooms and living area for comfort, while water-resistant vinyl was used in the kitchen, laundry, and bathroom. Finally, the whole flat was painted in light, neutral colours to make it bright, fresh, and appealing to future tenants.

Challenges Overcome

The biggest challenge was the kitchen arriving late. It could have slowed the whole job, but the Oncore team acted fast. They kept in touch with the client and other workers, adjusting the schedule to accommodate different jobs while waiting. 

They also called the supplier often to ensure the kitchen arrived quickly so that the work could be finished without further delays.
