Constant Building Management engaged Oncore to restore a ceiling at a popular Auckland restaurant after it suffered water damage from a leak.

The restaurant is a busy venue, open daily from late morning until midnight, and its ceiling needed to be repaired quickly without disrupting operations. The work had to be carried out to a high standard, as presentation is critical in hospitality.

Oncore already had a trusted working relationship with Constant Building Management from earlier projects, which made them the first choice for this urgent job. With confidence in Oncore’s process and experience, the client’s focus was on a fast turnaround and a professional finish.

Scope of Work

The restoration involved both structural and finishing tasks:

  • Carpentry: The damaged ceiling areas were relined with new materials to ensure the structure was sound.
  • Plastering: Once relined, the surfaces were plastered to achieve a smooth and seamless appearance.
  • Painting: The ceiling was repainted, blending perfectly with the existing interior to leave the restaurant looking clean, polished, and professional.

The full scope of work was carried out by a licensed handyman/builder, who managed all stages of the repair with efficiency and expertise.

Challenges Overcome

This project presented unique challenges because of the restaurant’s opening hours. With service running from 11 am to midnight, the Oncore team was unable to work during business hours.

To solve this, all restoration work was scheduled for early morning. It meant very early starts for the team, but it ensured the restaurant was ready to open its doors to customers without disruption.

Another challenge was precision. Although the job seemed straightforward, relining, plastering, and painting ceilings in commercial spaces requires close attention to detail. 

A patchy repair would have been immediately noticeable in a professional hospitality setting. The Oncore team took the time to achieve a seamless result, despite the project running 8 hours longer than the estimated 4–6 hours.

Project Execution

The repair process followed a precise and careful sequence:

  1. Preparation & Demolition: The team removed damaged sections of the ceiling and prepared the space for relining.
  2. Carpentry Work: New ceiling linings were installed, ensuring the surface was structurally sound and ready for finishing.
  3. Plastering: All new areas were plastered, smoothed, and blended into the existing ceiling.
  4. Painting: The entire repaired section was repainted, restoring the clean, professional look expected in a restaurant environment.

Despite the tight timeframe and extended working hours, the project was completed in a single day.
