The project was completed on time and on budget, delivering a dry, safe, and sale-ready bathroom.
Project Overview
This Oncore project focused on repairing a leaking shower and restoring a bathroom that had suffered hidden structural damage. The homeowner was preparing the property for sale and needed the issue resolved quickly and professionally to ensure the home was safe, presentable, and market-ready.
While most of the house had already been renovated, the bathroom had been left untouched. Once the shower began leaking, it became clear that the damage was more serious than it first appeared. The client contacted Oncore to investigate and fix the issue properly, without delays or unnecessary complications.
Initial Client Enquiry
The client’s first enquiry was straightforward. They needed help to resolve a leaky shower. There was no mention of previous bad renovation experiences, but the primary concern was stopping the leak before it caused further damage.
Timing was also critical. The property needed to be ready for photography as part of the sales process, so the work had to be completed within a tight timeframe.
Inspection and Findings
Once the Oncore team inspected the bathroom, they discovered that the problem went beyond the visible leak. The shower waste had been leaking for some time, and as a result:
- The subfloor beneath the shower was completely rotten
- Moisture damage had spread beneath the bathroom floor
- A few Hardie plank cladding boards on the exterior had also been affected by water damage
At this point, simply replacing the shower was not enough. The damaged subfloor needed to be removed and rebuilt to ensure the bathroom was safe and structurally sound.
Scope of Work Completed
Oncore managed and completed all required repair and upgrade work efficiently, including:
- Removing the existing shower
- Replacing the rotten subfloor in the bathroom
- Installing a new shower box supplied by Green Homes
- Replacing the bathroom floor tiles to match the rest of the house
- Painting the bathroom
- Replacing a small number of water-damaged Hardie plank cladding boards
The client requested that only the damaged cladding boards be replaced, as they planned to handle the exterior painting themselves.
Trades Involved
The project was completed using experienced local tradespeople, including:
- Builder
- Plumber
- Tiler
- Painter
Oncore coordinated all trades to ensure the work ran smoothly and stayed on schedule.
Budget and Timeline
The job was quoted clearly upfront and completed within the client’s budget. No council consent was required, which helped keep the timeline short.
- Estimated build time: 1 week
- Actual build time: 1 week
Despite the hidden damage discovered under the shower, the project was delivered exactly as planned. Careful scheduling enabled the bathroom to be completed quickly, allowing the property to proceed with photography and sale preparations without delay.
Challenges and Solutions
The biggest challenge was the tight timeframe. The client needed the bathroom repaired and finished quickly so the home could be photographed and listed for sale.
It was managed by:
- Prompt diagnosis of the underlying issue
- Clear communication with the client
- Efficient coordination of trades
- Keeping the scope focused on what was necessary and agreed upon
By acting quickly and closely managing the project, Oncore completed all work within the required timeframe.
Final Result
The leaking shower was fully resolved, the damaged subfloor was repaired, and the bathroom was refreshed to match the rest of the renovated home. The space is now:
- Structurally sound
- Dry and watertight
- Clean, modern, and presentable
- Ready for sale
The client was pleased that the work was delivered precisely as promised, on time and on budget, without added stress.
Client Experience
The client appreciated having a single point of contact to manage the entire repair process. With multiple trades involved, Oncore’s project management meant the client did not need to coordinate or supervise the work themselves.
Completing the job quickly and professionally gave the client confidence that the property was ready for the market.
Outcome
This Glenfield project is a strong example of how Oncore’s maintenance and repair services can protect a home’s value and prevent minor issues from becoming major problems. By addressing the leak properly and restoring the bathroom, Oncore helped ensure the property was safe, compliant, and sale-ready, all within a tight one-week window.
