Project Overview

This project focused on resolving a roof leak at a residential property in Greenhithe. The homeowner reported that the roof had been leaking for quite some time. The leaks were not new, and the homeowner had already tried to fix the issue themselves. However, those attempts had not resolved the problem.

The client wanted a proper, professional repair that would stop water ingress and help keep the home livable. Rather than taking another short-term approach, the goal was to thoroughly inspect the roof, remove the ineffective prior repairs, and apply a long-term solution to restore its integrity.

Although the overall roof area was approximately 150 square metres, the project scope did not include replacing the entire roof. Instead, Oncore arranged a full inspection and focused repairs on the areas allowing water to enter the home.

Client Goals and Initial Concerns

When the client first got in touch with Oncore, the main concern was urgent and straightforward: the roof was leaking, and it needed to be fixed properly. The homeowner had already tried to repair it themselves, but the leaks continued. 

Because the issue had persisted for a while, the client was looking for a long-term repair rather than a patchwork that might fail again.

The client’s key goals were:

  • Stop the leaks and prevent future water ingress
  • Have the work completed professionally
  • Restore the roof so the home will be livable and protected

No previous bad experiences were mentioned. The main issue was that past attempts to resolve the leak had not succeeded, so the homeowner wanted experienced tradespeople to carry out the repairs correctly.

Scope of Work

The work began with an inspection. Even though the total roof size was around 150 sqm, Oncore did not replace the entire roof. The focus was on identifying the affected areas and completing repairs to achieve a strong, durable outcome.

To fix the leaks, the contractor first removed all work previously completed by the homeowner. This step was important because those materials and repair attempts were not stopping the problem and could interfere with the new system being installed.

Once the roof was prepared, the contractor applied the Eternakote Silicone Liquid Membrane System to various affected areas. This system was used to form a waterproof barrier and help stop water from entering through vulnerable points.

In addition to applying the membrane, the team also completed supporting repair work, including:

  • Replacing a few damaged flashing elements
  • Replacing and sealing loose roof screws
  • Applying sealant and completing detailing to the nearby flashings that were contributing to water ingress

During the inspection process, another issue was found. Water ingress was also occurring around the chimney area. That meant the leak problem was not confined to a single spot. Multiple areas need attention to solve the issue properly.

To address the chimney water ingress, the team:

  • Sealed voids around the clay pipes
  • Applied the Eternakote Silicone Liquid Membrane across the chimney top slab to restore integrity and prevent future leaks

This combination of removal, preparation, and system-based waterproofing helped create a more reliable outcome than surface patching.

Trades and Project Management

Only one core trade type was involved in this project:

Roofer / Waterproofer

Even though the trade list was focused, the job still needed clear coordination and oversight. Oncore managed the project through Chris Yu, ensuring the client had a clear point of contact and the work stayed organised from inspection through to completion.

Budget and Timeline

The approximate project cost was $7,000, including GST.

At the beginning, the project was expected to take 3 days. The actual duration was 5 days. No additional challenges were recorded. The job simply required more time than originally planned to complete all the necessary work and detailing.

Even with the longer build time, the scope was completed, and the homeowner received the long-term solution they requested.

Council consent was not required for this work, which helped the team proceed without delays associated with the consenting process.

Challenges and How They Were Handled

No specific challenges were listed for the project. However, the home had been leaking for some time, and the owner had attempted repairs themselves, which meant the first part of the job needed to include removing those previous repairs before the new solution could be applied properly.

The project also required attention to multiple leak sources. In addition to the general roof areas, the chimney area also needed treatment. By completing a full inspection and addressing all affected areas, the team avoided fixing only one section while leaving another leak source behind.

The end result was a roof that had been professionally repaired using a waterproofing system applied to all affected areas, supported by flashing replacements, screw sealing, and detailed sealing work around problem points.

The contractor also treated the chimney area, sealing voids around clay pipes and applying the same membrane system across the chimney top slab to restore waterproof integrity.

This gave the homeowner what they asked for: a long-term professional solution that stops the leaks and keeps the property livable.
